Lease Language Can Be Tricky

Reviewing lease language can be a daunting task. It's imperative that property managers have a current knowledge of clauses pertaining to tax credits, private condemnation, wireless technology, and indemnification. At CCIM & IREM's recent conference in Tampa, such issues were discussed. Property managers should "know when tax credits expire so tenants don't experience sticker shock when the reprieve is over and they have to make up for the cash landlords are no longer getting from the government." Furthermore, negligence is one of the three primary areas of a lease that are repeatedly negotiated. It pays to be very specific in leases to ensure that bases are covered.
