Selling Older Houses

New houses have some advantages--modern floorplans and meeting up-to-date code requirements. "One thing in favor of older homes that is being reflected in the current slowdown is cost. In 2006, the median price of a new home was $250,000, up 10.5 percent over 2005. The median price of an older home was $200,000, up 8.1 percent over 2005." Older homes also have the advantage of a better location and shorter commute to city centers and more older homes are available for sale.

Getting ready for tax time

It's too early to think about taxes, isn't it? Not for Julian Block, who offers some end of the year tax tips to make filing an easier experience. "Should you fill out the 1040 yourself or hire someone? The answer depends on how complicated your finances are. Does your income come mainly from salaries, with some interest from savings and dividends from stocks and mutual funds? . . . Then you probably are able to file without paid help. The IRS and many volunteer organizations, such as AARP, offer free help. Also consider electronic filing. TurboTax, TaxCut and other software programs are comparable in quality and prompt you step by step to make filing easy."

Great ideas for 2007

Joeann Fossland offers ideas for business planning for next year. Take a look at your business and you can make adjustments for improvements. Think about what worked and what didn't. Compute your numbers--dollar volume of sales, hourly value of your time and budgeting dollars. Decide on your market niches--past clients, type of property, etc. Repeat this exercise quarterly to give yourself a mid-course correction if needed.

What benefits are your offering your staff?

The newest range of benefits include residual income, subsidized health insurance, shared ownership, bonuses and a full benefits program. "The competitive pressure of attracting and retaining associates is propelling the trend. “Our medical benefits and overall compensation were part of the driving force” in many associates joining the company, says Mike Golden, cofounder of @properties in Chicago." The full benefits plan offered by Prudential Carolinas is a great recruiting tool for staff.
